Your Path to the Door

Buying a home is one of the biggest things you'll ever do. And if that feels overwhelming right now — that's okay. That's normal. That means you're paying attention.

Here's what we want you to know before anything else: you belong at the closing table. Whether this is your first time, your third time, or you've been told before that homeownership just isn't for someone like you — we're going to challenge that. Together.

At Common Ground, we believe housing is a human right. That's not a line we put on a poster. It's the reason we do this work.

Let's Start With a Conversation

Before we look at a single house, we sit down. We call it a Buyer Consultation — but honestly it's more like a first date. Low pressure, lots of talking, and by the end you'll know exactly what to expect.

We'll cover:

Where you are in the process and what you already know

Pre-approval — what it is, why it matters, and how to get there

Your wishlist — in detail

Our role, our fees, and how it all works

Your timeline, your schedule, and how we make this fit your life

In person is our preference. Exceptions can be made. Either way, you'll leave ready.

A Quick Word on Buyer Representation Agreements

When we start working together, you'll sign a Buyer Representation Agreement. It's now required nationwide following a 2024 industry settlement — but honestly, we'd have wanted you to sign one anyway.

It puts everything in writing upfront — our fees, our responsibilities, our commitment to you. No surprises. No fine print. Just transparency from day one.

From Search to Sold — Here's How It Works

Once we know what you're looking for, here's how it goes:

MLS Search — You'll get automatic alerts when new listings match your criteria. We'll also be in there curating, flagging, and watching on your behalf.

Showings — We schedule around your life and show up prepared. We're your second set of eyes — looking at the things you might miss when you're busy imagining where the couch goes.

Offers — By the time we get here, the contract won't be new territory. We cover it at the consultation. We'll talk strategy, walk through the offer together, and make sure you feel confident before anything goes to the seller.

Inspections — We'll provide a vetted list of inspectors — whole home, septic, structural, whatever the property calls for. You choose who you work with. We help you understand what the findings mean.

Contract to Closing — The Home Stretch

You're under contract. The hard part is behind you. Here's what's left:

Appraisal — Your lender will order one. Most of the time it's smooth. If it throws a curveball, we handle it together.

Staying on Track — We manage the moving parts. Lender, title, deadlines, follow ups — that's on us. You'll always know where things stand.

Final Walkthrough — Your last look before it's yours. We'll move through it however you need — methodical or celebratory, sometimes both.

Closing Day — You sign. You get the keys. We'll be there, because this moment matters.
